HVAC (Heating, Ventilation, and Air Conditioning) System: The inspector checks the age and condition of the heating and cooling systems, including the furnace, air conditioner, ductwork, and ventilation.

Electrical System: They inspect the electrical panel, wiring, and components to ensure they meet current safety standards and are in good working order.

Plumbing System: The inspector examines the plumbing system, including pipes, fixtures, and water heaters, to identify any leaks, corrosion, or potential issues with water flow.​

Ways to Prepare for Inspection:

Clear a Pathway for Inspector to access electrical panel as they will unscrew panel cover to check the wiring conditions.

Clear a Pathway for Inspector to access water heater, air handler and attic as photos are needed.

Make sure water and electric is on and all plumbing fixtures are functional prior to inspection.

Make sure pipes are accessible underneath the kitchen and bathroom sinks for photos.
